We understand that renting your investment can be a difficult process, that’s why we do all the heavy lifting, we analyse all applications before securing the right tenant and check all references.
It is our company policy to obtain a “NSW National Tenancy Data Base Check” as this will access if the applicant has any outstanding defaults.
We arrange the lease agreement to be signed by the tenant/tenants in accordance with the current NSW Legislation laws and include any additional clauses with the tenant on your behalf.
All rental bonds must be collected by our agency and disburse funds to the NSW Fair Trading Rental Bonds Department within 14 days. This will be held up until the end of lease. Any unpaid rent or damages to the property can be recovered from these monies.
We create a detailed condition report on your property prior to the tenants moving in. The tenants are then required to fill in their own condition report and send back to us within 7 days. This way we can identify any wear and tear should a dispute arise, this can also be used as evidence. Photographs are also taken throughout the property prior to lease commencement.

We complete inspections of the property every three months and send landlords a detailed condition report outlining the current state of the property and include anything that may need addressing
We collect rent from the tenants and disburse to landlords on the 1st of every month
Liaise with the tenants about any issues and/or maintenance
Represent our landlords for tribunal orders if required
